Job Description
POST: Senior Technical Officer
GRADE: EVH Grade 8 (PA28 – PA31)
SECTION: Housing Services
RESPONSIBLE TO: Technical Manager
PURPOSE:
To assist the Technical Manager and Director of Operations to deliver an effective and responsive maintenance service to the Associations’ tenants and stakeholders.
PRINCIPLE RESPONSIBILITIES
To deliver the Association’s planned/cyclical/reactive/voids maintenance projects and service contracts ensuring delivery to targets, budgets and value for money.
To assist and carry out duties relevant to this post as requested by the Technical Manager, Director of Operations and Technical Team to set and achieve targets in all key areas of service delivery.
Ensure compliance towards the Energy Efficiency Standard for Social Housing (EESSH) is achieved.
Inspect properties and identify repairs required to bring them to a “lettable” standard. Ensure inspections and contractor repairs are carried out timeously.
Attend meetings including those out with normal office hours as required.
Attend training courses as identified by the Technical Manager.
Ensure the organisation and all contractors comply with the Health & Safety in relation to all activities (operational and contractual) carried out and coordinated by the Technical team, e.g. ensuring safe working practices are observed within the Health and Safety at Work Act.
Actively promote the Equality Policy in all aspects of the job role as it relates to colleagues, tenants, service users, contractors, consultants and external agencies.

MAIN TASKS
Responsible for the provision of an excellent customer service to tenants via telephone, email face to face etc. Promote good customer relationships and encourage tenant feedback in all aspects of the post.
Inspect void properties and identify repairs required to bring property to a "lettable" standard and ensure pre and post void inspections are carried out timeously to minimise void rental loss.
Liaise with utilities where appropriate to provide supplier information etc
Inspect and advise on repair requests prior to issue of work order. Inspect and report on standard of work undertaken by contractor and carry out post checks when required.
PLANNED/CYCLICAL MAINTENANCE
Responsible for cyclical and planned maintenance contractor performance, asset management, project managing SHQS, major repairs and cyclical works, ensuring delivery to targets, budgets and value for money.

• Central Heating/Boiler replacements
• Window and door replacements
• Gutter cleaning (cyclical)
• Landscape maintenance
• External/internal decoration (cyclical)
