New affordable homes for Lauder

Twenty-seven new affordable homes will be built in the town of Lauder, as Whiteburn Projects and Scottish Borders Housing Association confirm planning success.

Edinburgh-based developers Whiteburn Projects has been granted planning permission for a residential development of 110 homes on land accessed from Stow Road in the north of Lauder, which will include 25% affordable homes to rent that will be delivered with Scottish Borders Housing Association. The proposal was unanimously approved at a meeting of Scottish Borders Council’s Planning and Building Standards Committee on the 5th June.

Whiteburn, who were named Homes for Scotland’s SME Housebuilder of the Year 2022, also won the Placemaking Design Award at the 2022 Scottish Borders Design Awards.

To help understand the local needs and how the development can impact the community in a positive way, SBHA joined both of the pre-application consultation events, with feedback from these being used to inform the final application. The housing mix proposed for SBHA’s homes at Allanbank addresses housing need informed by the association’s waiting list, as well as looking at homes which will allow people to live independently for longer or to right-size into smaller homes that better meet their need. The mix includes one-bedroom bungalows, two bedroom cottage flats, and two, three and four bedroom terraced/semi detached houses.

“The approval at the planning committee means that we can now move forward with our formal technical consents, and we would expect to be in a position to commence works on site by the end of the year.”  

In response to the Scottish Government’s aim to provide 110,000 new affordable homes by 2032, SBHA has a Board-approved commitment to the development of 300 new homes in the Borders by 2026/27. This programme will see investment of over £65 million into delivery of new homes in the Scottish Borders.
